I started as a designer. Twenty years of research, interface work, design systems and front-end code, most of it spent turning products nobody could use into products people liked. I led design teams at a commercial real estate research firm, an AI company working with government and legal clients, and two mortgage lenders. I still open Figma. I still write CSS.
Somewhere in the middle of that I bought a duplex out of state, added a bedroom and a bathroom in the basement, refinanced, and got most of my money back. That one deal rewired how I saw work. A building could pay me while I slept, but only if the systems behind it were honest.
So I did it again, and bigger, and in other asset classes: self-storage, apartments, single family, flips, restaurants, a roofing company, and once a food truck. Some of it worked. Some of it taught me expensive lessons I have written down so you do not have to buy them yourself.
That order is not decoration. It is the order I rebuilt in, and it is the order the book is written in.
